The new hotel will be built on a plot of land measuring approximately 22,000 m2 situated on Via Orlanda number 32 in the locality of San Giuliano in the Municipality of Venice. The hotel will be about 42,000 m3 in volume, with a gross floor surface of about 12,000 m2, and will be 15 storeys high (max. height 55 m.) with a roof garden on the 15th including a restaurant, American bar and panoramic terrace with a view over Venice and the Lagoon (distance from the Lagoon - 200 m.).

The hotel will have 200 rooms, all doubles or triples, varying in size from a minimum floor space of 25 m2 to a maximum of 31.5 m2, all fitted with the most modern amenities. The hall, occupying an area of 500 m2, two storeys high, will house the reception and concierge desks, a bar, a smoking area, a reading area and a business corner.

The hotel will have 3 restaurant rooms, 2 situated on the ground floor and another on the top floor, and this combination will make it possible to accommodate simultaneously different types of clients (Groups, Individuals, and Meetings-Incentives-Conferences-Events. The Conference Centre will be a multipurpose hall with a floor space of 400 m2 and a ceiling height of 4.5 metres, able to seat more than 400 people, or to be divided into two 150 mm2 rooms plus a 110 m2 foyer and two meeting rooms each seating 40.

The fitness centre will have two swimming pools, one open-air the other covered, a hydromassage tub, a Turkish bath, Kneipp treatment, aromatherapy and a “cabin” area for massage and beauty treatment. Outside there is a relaxation area, a solarium, and a bar next to the swimming pool, a garden covering more than 1,000 m2 with tall trees and a children’s play area. The plan provides 100 undercover parking places for cars, with room for 8 coaches and 100 cars outside.
